Credit Question

What do we need before giving a useful construction answer?

The short answer: enough to underwrite the build, not just the borrower. A sponsor can start with a concise scenario, but the decision path eventually runs through plans, budget, title, collateral, and exit.

Review File
PlansArchitectural, civil, structural, or permit-ready plan set showing the actual scope.
BudgetSources and uses, cost-to-complete, draw schedule, and borrower cash-in.
TitleCurrent vesting, liens, payoff, title issues, and any required endorsements.
ExitSale, refinance, stabilization, DSCR takeout, or other repayment path.
Slowdowns

What usually stalls the review?

Unclear scope, stale budget, missing payoff, title surprises, incomplete plans, or an exit that depends on assumptions nobody has documented.
